The short version: supply is still tight across the South Shore, and well priced homes are still selling fast. But buyers are being more choosy. If a home isn't priced to be the best option in its price range, it will sit.

Marshfield

Marshfield had the most sales of the four towns, with 43 homes sold and a median price of $917,000. The median sale price came in above the median list price, and the typical home had an accepted offer in just 10 days. Buyers under $1 million have very few choices right now, with only 16 homes for sale below that price. At the same time, 7 homes sat for more than 90 days before selling, which tells me pricing still matters even in a tight market.

Hull

Hull gives buyers the most choice of the four towns, with close to three months of inventory. 21 homes sold at a median of $765,000, and the typical home had an accepted offer in 16 days. With 30 homes for sale and 6 already showing a price change, Hull sellers need sharp pricing and great presentation to stand out.

Duxbury

Duxbury's median sale price was $1,191,000 on 30 sales. Homes priced under $1.5 million kept moving, and half of all sales happened within 30 days. The top of the market is a different story. Of the 31 homes for sale, 14 are listed at $2 million or more, and most of the homes that have been sitting more than 90 days are in that range.

Scituate

Scituate was the fastest market of the four. The median home had an accepted offer in just 8 days, and 24 of the 37 homes sold within 30 days. The median sale price was $1,200,000, with the highest price per square foot of the four towns at $530. Like Duxbury, the homes that are sitting are mostly priced above what recent sales support, especially at $2 million and up.

What This Means for Sellers

  • Price to win the first two weeks. In all four towns, the typical accepted offer came within about three weeks or less. That first stretch is when your home gets the most attention.
  • Know your neighborhood, not just your town. A home in Brant Rock and a home in Marshfield Hills attract different buyers, and the same is true for Minot and Greenbush or Powder Point and Ashdod.
  • Get ahead of the questions. Title 5, sewer, flood zones and inspections can slow a sale down. I sort these out before we list.
  • Spring planning starts now. If you're thinking about selling in the spring, now is the time to plan repairs, staging and pricing so you're ready when buyers come out.

What This Means for Buyers

  • Be ready to move. With well priced homes getting offers in about one to three weeks, have your financing lined up before you start touring.
  • Look at homes that have been sitting. Homes that have been on the market more than 90 days may give you more room to negotiate.
  • Consider Hull if you want more choice. It has the most inventory of the four towns right now.
